Linden Homes offers buyers in Grantham enhanced price for their property

Homebuyers in Grantham could receive an enhanced price for their existing home if they reserve a new property this month with Linden Homes.

The incentive is part of a package of measures being offered by the housebuilder to give buyers the confidence to proceed with their purchase amid uncertainty in the property market ahead of this month’s Budget.

The All-Inclusive Home Exchange Scheme, available on selected plots at the Kings Newton development in the town, includes:

  • Enhanced Part Exchange: a higher value offer, based on recent local sales, and no chain
  • Stamp Duty and legal fees paid: reducing upfront costs
  • Free independent financial advice: expert mortgage guidance

Linden Homes, along with Bovis Homes and Countryside Homes, is part of the wider Vistry Group.

Alex Stark, Managing Director at Vistry East Anglia, said: “We understand the uncertainty many buyers are facing ahead of the autumn Budget. This initiative, which has seen us bring together our most popular incentives, is designed to provide clarity, confidence and financial support to help people move before the festive season.

“The Vistry Home Exchange scheme is a powerful solution for buyers, providing a guaranteed sale which eliminates chains, minimises delays and reduces stress. As well as providing this certainty, our enhanced offer will give buyers the opportunity to get a better price for their existing property.

“And by removing the upfront costs of stamp duty and legal fees, and providing free access to expert mortgage advice, the All-Inclusive Home Exchange represents a comprehensive package of measures to help buyers overcome some of the main barriers to purchasing a new home.”

Alex Rose, Commercial Director at Zoopla, said: “While there is a clear intent for people to move, a key challenge remains the average time it takes to sell an existing property, which currently falls between 35 and 57 days from listing to an offer being accepted in many regions. This uncertainty can cause significant stress and delay.

“Vistry’s All-Inclusive Home Exchange scheme offered by its East Anglia region directly addresses this challenge, offering a streamlined, financially supported route to homeownership.”

Vistry’s Home Exchange scheme is managed by Part Exchange specialists Move Plus. The free independent financial advice is being given to the prospective buyers by experts from Jackson Mortgage Brokers.

The All-Inclusive Homes Exchange scheme is available on selected homes and is subject to legal completion before 23 December 2025.
